Terms of Sale
Last updated: October 2026
Seller and scope
Your seller is Dylan Clark, a sole trader trading as Rosefield Publishing, an independent publishing imprint, at 19 Upper Holt Street, Earls Colne, Essex CO6 2PG, United Kingdom. Email: office@rosefieldpublishing.co.uk. Written correspondence, including complaints, may be sent to that address.
These terms govern one-off purchases of downloadable digital products from rosefieldpublishing.co.uk. Squarespace hosts our website, SendOwl provides checkout and delivery, and Stripe processes payments. Your purchase contract is with us.
Our range comprises the Investor Due Diligence Toolbox, Deal Analysis Calculator, Investment Monitoring & Reporting Pack and The Private Investor Toolkit bundle. The bundle combines the three paid products. Each product page identifies the included files and resources.
Our Digital Product Licence and Refund and Cancellation Policy form part of these terms. Read them with our Educational and Investment Disclaimer. They do not override statutory rights or the agreed product description.
Sales territories are the United Kingdom, European Union and United States, with availability shown before ordering. Materials are in English and concern UK property investment; overseas availability does not imply coverage of local laws or practices. A consumer is an individual acting wholly or mainly outside their trade, business, craft or profession.
Product information and pricing
Read the product description for the scope, formats, functions, limitations and required software. You need internet access to download files and suitable software to use them. PDFs require a suitable reader. Excel products require the Microsoft Excel version and features stated on the product page; Excel is not included. Compatibility with other applications, browser versions or mobile devices applies only where expressly stated.
The tools support your own analysis and record keeping. They do not verify inputs, provide a professional valuation or approve an investment.
Prices are in pounds sterling. The total payable, including applicable taxes and mandatory charges, is shown before you commit to pay. There is no separate digital-delivery fee. We are not registered for UK VAT and do not charge UK VAT. Any overseas tax we must collect is included in the displayed total for that sale. Your payment provider may apply currency-conversion charges.
Orders and contract formation
Payment is due when ordering. Check and correct your order details before using the final payment button. We accept your order when SendOwl sends our order-confirmation email confirming the purchase and providing the download link. Payment authorisation alone is not acceptance.
If we cannot accept or fulfil an order, we will tell you and refund any payment taken. An obvious error discovered before acceptance will be explained so you can decide whether to proceed on the corrected basis. An accepted price will not be increased without your agreement.
We provide confirmation you can retain, including the applicable terms and your immediate-delivery consent and acknowledgement. Contracts are concluded in English.
Delivery and access
Checkout offers immediate digital delivery. Before supply begins during the cancellation period, you must expressly consent to immediate supply and acknowledge the loss of the cancellation right when supply begins. Supply follows payment and order confirmation. If you do not wish to receive the content immediately, do not complete the immediate-delivery order; return when you wish to purchase and receive it.
Download links are valid for seven days from contract formation, subject to five download attempts. The earlier limit ends automated access. Your confirmation states the expiry. Save a working copy and backup during that period. These limits do not shorten your permitted use of saved files or statutory rights.
If a delivery email is missing, check your spam folder. Contact us about failed downloads, expired access or other barriers to delivery; we will provide access or another remedy where required to fulfil our obligations.
Licence and protection
You receive a personal-use licence, not ownership of our copyright. Redistribution, resale and sharing personal download links are prohibited. Our materials carry order-specific identifiers. We do not apply passwords, digital rights management or document locking. See the Digital Product Licence and Privacy Policy.
Cancellation and statutory rights
Consumers normally have 14 days after the day the contract is made to cancel. For digital content, that right ends when supply begins following your prior express consent and acknowledgement. We confirm these in a form you can retain.
Paid digital content must meet applicable statutory requirements, including satisfactory quality, fitness for a purpose made known to and accepted by us, and conformity with its description. All statutory remedies remain available. The Refund and Cancellation Policy sets out the applicable cancellation arrangements.
Support and responsibility
Purchases do not include subscriptions, ongoing personalised support, future editions or lifetime updates. This does not affect corrections, updates or other remedies required by applicable law. Order assistance and necessary service messages are separate from optional marketing.
We do not guarantee investment returns or commercial outcomes. Our responsibility to supply products as agreed remains. Nothing excludes liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or anything else that cannot lawfully be excluded or limited.
Complaints and applicable law
Contact us using the details above with sufficient information to identify your purchase and concern. We will investigate and respond without unnecessary delay, keeping you informed if more time is needed.
English and Welsh law governs these terms, subject to mandatory consumer protections and jurisdiction rights available to you. The version provided for your order governs that purchase; later website changes do not alter it retrospectively.
A free, no-obligation consultation does not commit you to publishing services. Any future paid service requires a separately agreed scope, price, delivery arrangements and applicable terms.
